decreasing availability of land, and rising prices are now shifting some residential activity to other areas.

The coastal corridor north of Playa del Carmen, between Punta Esmeralda and the Corasol and Mayakoba area, is transforming from a strip of hotels and isolated developments into a vibrant area with year-round housing, commerce, and activity. Newer properties in the northern corridor, however, are still priced below that level.

The evolution of a residential area cannot be measured solely by the number of real estate developments sold. To become established, it needs residents, businesses, transportation, meeting places, and everyday services. This is one of the changes beginning to be seen in Xcalacoco: the addition of completed homes and new commercial spaces is broadening the profile of its users, from second-home owners to families with extended stays, remote professionals, and buyers interested in medium- and long-term rentals. When homes begin to be delivered, buyers no longer evaluate only blueprints and digital images: they can verify the quality of construction, the common areas, and the integration of the project into its surroundings.
